What hard FM covers
Hard FM is the physical building: the fabric, the interiors and the mechanical systems that keep it running. In practice that means renovation, interior fit-out, ceilings, flooring, joinery, decoration, wet rooms and specialist finishes, alongside HVAC and ventilation maintenance such as filter changes, inspection and plant-room support.
These services are usually delivered as projects or planned maintenance programmes, with a written scope, a programme of works and documented handover.
What soft FM covers
Soft FM is the ongoing care of the environment inside the building: routine and high-touch cleaning, scheduled deep cleans, contamination response, agreed waste arrangements, and the checks and reports that evidence the work, such as ATP surface testing.
Soft FM is delivered as a continuing service rather than a project, so frequencies, responsibilities and reporting matter as much as the cleaning itself.
Where the two meet
The clearest meeting point is handover. A refurbishment is not finished when the last trade leaves: the space needs a final clean, checks and documentation before it goes back into use. When one partner can coordinate both sides, the gap between works completing and the room reopening gets shorter.
KOJO FM delivers both pillars nationwide, so a single brief can cover the refurbishment and the cleaning that follows it, with responsibilities for each part agreed in writing.
